Teams short-listed to redevelop D.C. Housing Authority HQ

The D.C. Housing Authority has short-listed five teams to compete to redevelop the agency’s headquarters property, and lo and behold, there’s JBG and MRP going head to head again.
These groups will vie to overhaul 1133 North Capitol St. NE, a 107,000-square-foot property located two blocks from Union Station:

The JBG Cos.
MRP Realty and CSG
Republic Properties
WC Smith, Akridge and Capstone
Those not selected to continue to the formal RFP phase, DCHA announced Friday, include Trammell Crow Co., Jair Lynch Development Partners and Foulger-Pratt, the Warrenton Group and Four Points.
The existing DCHA property is bounded by North Capitol, M and Pierce streets. According to DCHA, the 107,000 square feet “translated to more than 1 million gross square feet of developable property due to transferable development credits and permitted density.”
The redevelopment project must include the development of a new, 80,000-square-foot DCHA headquarters building and a mixed-use, mixed-income residential component. The RFQ, issued last summer, also required the development of a 46,000-square-foot off-site facility for DCHA operations, plus “substantial payments” to the agency for the remaining value of the land.
“Our surrounding neighborhood is in the midst of revitalization,” DCHA Executive Director Adrianne Todman said in a statement. “This is the perfect opportunity for us to get a better building more suited to the work we do, provide more retail and amenities to this neighborhood, and, of utmost importance, leverage this valuable land into dollars for even more affordable housing.”
JBG and MRP went head to head on the 965 Florida Ave. NW redevelopment, a battle that MRP won, though the two are now working together on that project.
